Market update
Aberglasslyn is a relatively new suburb in terms of growth, and has seen massive expansion over the past decade.
It was originally known as “The Country Estate” due to its green surroundings of paddocks and bushland. Its northern border runs along the Hunter River and the southern edge sits next to Rutherford.
Numerous subdivisions have been made in Aberglasslyn over the years, including The Sanctuary, Wetlands Wonderland and McKeachie’s Run.
Due to this rapid expansion, the population of Aberglasslyn has more than tripled in the last seven years to over 5400 residents.
Houses are larger, solid, and brand new; suitable for families and those wanting to grow their family. And you’ll often find they are designer-built with quality pedigrees. But you’ll also find villas, duplexes and semi-rural properties – it’s a suburb with something for everyone.
Houses are quite affordable, with the median price sitting at $470,000. McElwaine Estate Agents has a median of 9% higher – $516,666 – indicating that buyers are willing to go that little bit extra for the right property, in the right hands.
Living local
Aberglasslyn is largely residential, but it neighbours on the suburb of Rutherford which has a booming commercial presence.
The suburb is home to one of the great houses of the Hunter Valley – Aberglasslyn House – built in the 1840s and a treasured example of the colonial heritage of the area.
There is plenty of green space in the suburb with ovals, sports grounds and play areas for outdoor activities.
It features a shopping village with Woolworths, a pharmacy, a bottle shop, medical centre and other stores and the larger Rutherford shopping centre is a few minutes away. You’ll find a great pub in the Bradford Hotel, plus a huge selection of retail stores in the Rutherford industrial area. The full retail experience of Maitland and Green Hills is only 5-15 minutes’ drive away.
There are primary and secondary schools in Rutherford, as well as nearby Lochinvar and Maitland. Residents are 10 minutes from Maitland train station and 40 minutes to Newcastle which makes commuting an easy option.
