Update received June 2023
We are pleased to be able to provide you with our latest update on progress with Stage 4 homes at The Neighbourhood at Ormiston. Unfortunately, we could not provide an update last month as we continue to work through the various delays impacting our development programme, both in terms of the new consequential delays to our continuing work arising from prior disruptions, and new and ongoing delays, including for example in the Council’s ability to confirm inspection dates for Stage 4.
Below is an update of progress and estimated final inspection dates we have available for the various Stage 4 homes. These dates are only an estimate and could be impacted by various factors outside of our control. We understand that the delays are frustrating for you as well as for us, and that some of the dates forecast below are likely to require an extension to the Sunset Dates in the relevant agreements. We will be in touch with those of you affected in that way in due course.
900 and 905
These homes are being built off site. They are nearing completion and we expect them to be moved onto site in late June/early July. Piling and services have been completed. Connection to services and landscaping, decking and fencing will need to be done once the homes are on site. We are currently planning for Council’s final inspection of these homes in August 2023.
906-907
Site preparation for these homes is underway. Final Council inspection for these homes is currently planned January 2024.
908-916
Site preparation, intertenancy walls and screw piling have been completed and this block is now progressing to framing. Final Council inspection of these homes is currently planned for December 2023.
917-921 & 924-932
Work on these blocks has been delayed as we focus on finishing the homes in stage 1. We are currently planning final Council inspection of these homes as follows:
● Lots 917-921 – December 2023
● Lots 924-932 – November 2023
922 & 923
These homes are being built off site and we expect them to be moved onto site in September 2023. Piling and services have been completed. Connection to services and landscaping, decking and fencing will need to be done once the homes are onsite. We are currently planning for Council’s final inspection of these homes in December 2023.
933-938
Framing works are completed with wrap about to start. We are currently planning for Council’s final inspection of these homes in October 2023.
939-944
Wrap is underway on these blocks. We are currently planning for Council’s final inspection of these homes in October 2023.
945-948
These sites have been cleared and the foundation works are under way. We are currently planning for Council’s final inspection of these homes in late January 2024.
949-959
Site preparation, intertenancy walls and screw piling have been completed and this block is now progressing to framing. Final Council inspection of these homes is currently planned for February 2024.
960-965
We are making good progress on this block. We are currently planning for Councils’ final inspection of these homes in October 2023.
966 – 968
We are currently planning for Council’s final inspection of these homes in late January/early February 2024.
Construction projects can be unpredictable, and there are factors beyond our control. We appreciate your patience and understanding as we navigate through the various challenges that have caused us delay in completing the development.
